We can assist with both residential and commercial properties, either freehold and leasehold, providing Dilapidation Schedules and Condition Reports. We can also arrange Full Building Surveys

Party Wall Awards

The Party Wall etc. Act 1996 gives property owners rights to undertake work to party (shared) walls or close to the boundary lines. It assists in preventing and resolving disputes with neighbours.

If you have received a Notice under The Party Wall Act, or are intending to carry out works which may affect a neighbouring building, GH Chartered Surveyors can provide experienced advice and help. Our expert, Ateek Rahman, is available to assist.

Independent Experts

We offer an expert service in matters relating to construction and valuation. Initial advice is provided followed by a written report, which is suitable for presentation in Court. We can act as a Court appointed single expert or can be instructed by one party. In either case our report is prepared for the Court, not for the benefit of one party.

Rent Reviews

We can consider lease terms and assess market conditions in order to arrive at a market rent. Whether acting for landlord or tenant, we will provide a written report and, if required, negotiate an agreed settlement.

Lease Renewals

At lease end tenants generally have a statutory right to renew for a further term. We are able to provide a written report on value and negotiate new lease terms and rental and, where necessary, attend Court hearings to give evidence.

Lease Extension

Most residential tenants have the statutory right to either extend their lease or, collectively, to purchase the freehold. We can assist in this process, providing valuation advice on all aspect of flats and houses, negotiating with the other party and, where necessary, appearing at Tribunal/Court.
